Guide to Building a Roof Terrace

Do I Require Planning Permission?

John Wier, a landscape architect from the Bowles and Wier organisation, suggested that if the structure can be seen from the street it’s worth enquiring into planning permission.

Are There Any Additional Rules?

The new space must have a slight slope so that water can drain away. Any handrails that are present will also have to be 1.1m high, at a minimum.

How Will My Roof Cope With the Extra Weight?

If the extension is significant then it will need to be reinforced. Always make sure a structural engineer is consulted before embarking on any new project or the results could be disastrous.

Can Pitched Roofs Sustain Terraces?

It’s not ideal, but it’s also not impossible. One idea is to take away a section of the roof to create a new space. Alternatively, the roof can be bridged for the purposes of an upper deck.

How Will the Value of My House Change?

The Bradford & Bingley building society carried out an in-depth study into the impact of roof extensions on property prices. What it revealed was that 10% can be added on to the total value of the property.

Will It Cost A Lot?

Prices can vary heavily. It can cost as little as £5,000 to simply renovate an already-existing terrace. Paull Newsome of County Flat Roofing says that it can cost anywhere from £10,000 to £25,000 and upwards if a completely new balcony wants to be fitted onto a flat roof. It should be noted that six-figure bills are not uncommon if extra rooms are going to be added.
